ITEM : D.4. Demolition of Old Library Building in front of CFIT - Joe Perno
Recommendation | ||
The Superintendent recommends the demolition of the old library building in front of the BCSS Center for Innovative Teaching (CFIT), with contractor, Callaway Site Services, low bid for demolition ($23,537), and contractor, Hibernia Enterprises, low bid for asbestos abatement ($20,640).
Summary | ||
This building has not been in use for the last 8 or 9 years and System Operations sees no productive use for it moving forward. The building has been surveyed for asbestos and there is a significant amount located throughout the structure including floor mastic, drywall ceilings, HVAC ducts and units, roof materials and window sealant. In order for the facility to be used moving forward it would have to be completely renovated including new interior and exterior paint, windows, floorcovering, plumbing fixtures, lighting, casework, hvac, and roof. Several trees need to be removed and the building exterior needs pressure washing. Most components of remodel would require asbestos abatement to take place first. Estimated cost of renovation at $55 per square foot (based on recent renovation project costs) is over $340,000. Another important point to consider is that if a building requires renovation costs equal to 50% or more of the residual value of the existing building, the entire building must be brought up to current code.
